Commercial Vapour Tight Light Fixture Selection: IP Ratings, Gaskets and Wet Locations

A commercial vapour tight light fixture is a simple product with a small number of details that decide whether it works. Get the gasket, the housing material and the ingress rating right and it runs for a decade in a car wash. Get one of them wrong and you’re back on a ladder in fourteen months, draining water out of a housing that was sold as sealed.

The datasheet usually contains the answer. It’s a question of knowing which lines to read.

IP65 or IP66 — and Why the Difference Matters

IP65 means dust-tight and protected against water jets from a 6.3mm nozzle at about 12.5 litres per minute. That covers rain exposure, splashing, hosing down and general humidity. For most commercial applications — parking structures, loading docks, plant rooms, general storage — IP65 is genuinely sufficient.

IP66 steps up to powerful jets from a 12.5mm nozzle at 100 litres per minute. That’s what commercial pressure washing actually delivers. Food processing floors, bottling lines, commercial kitchens and animal housing all get cleaned this way, and IP65 fixtures in those spaces take on water at the gasket over time.

If anyone in the building holds a pressure washer, spec IP66. The price difference is small and the failure mode is expensive.

The Gasket Is the Whole Product

Everything else on a vapour tight fixture is a housing for the gasket. Three things to check:

One-piece moulded, not a cut strip. Cheap fixtures use a length of gasket material cut and butted at the corners. The joint is exactly where water enters. A moulded, continuous gasket has no joint.

Material suited to the exposure. Silicone handles temperature swings and holds compression far better than the closed-cell foam used in budget products. In areas with cleaning chemicals, ammonia or steam, silicone is the only sensible choice.

Even clip pressure. Look at how many latches hold the diffuser down and how they’re spaced. A 4-foot fixture with four latches seals better than one with two, because gasket compression between widely spaced clips is uneven and the middle of the run leaks first.

Housing Material

Polycarbonate is standard for commercial vapour tight fixtures. It resists corrosion completely, handles impact well, and won’t rust in chemical or salt-laden air. Its weakness is UV degradation over years of direct sunlight, so check for UV stabilisation on anything semi-exterior.

Fiberglass costs more and is worth it in aggressive chemical environments — wastewater plants, plating operations, agricultural buildings with high ammonia levels.

Steel appears in some industrial vapour tight fixtures and is fine in dry, dusty environments but a bad choice anywhere corrosion is possible.

Whatever the body, check the fasteners. Stainless steel clips and screws, not plated carbon steel. Plated hardware in a wash-down area rusts within a year and takes the seal with it.

Listings You Should Confirm

NSF/ANSI 2 for food handling areas. Auditors check. UL wet location, not damp location. Damp-rated fixtures are for humidity, not direct water. DLC listing if you want utility rebates, which on commercial vapour tight fixtures commonly run $15-40 per unit. IK rating where impact is possible. IK08 minimum in any space with vehicle or trolley traffic.

Output and Spacing

For a 4-foot commercial vapour tight light fixture, 4,000-5,000 lumens covers most general applications at 10-12 foot mounting heights. Food processing and inspection areas need more — 6,000-8,000 lumens per 4-foot unit, or tighter spacing.
